As you may be aware, sales of improved properties often include the
subject matter of pest control.
Often, as part of the purchase contract, the seller provides a copy
of a Pest Control Report provided by a licensed pest control company.
This report will indicate which items show evidence of infestation or
decay (Section I), items which may lead to infestation or decay (Section
II), and items requiring further investigation to determine any conditions.
Although seller's often repair Section 1 items prior to the close of escrow,
this is not automatic and can be the subject of negotiation.
